A real estate agency website: 9 things that bring inquiries

Nice photos are not enough. Here are the nine things that turn a visitor to an agency website into a call to a broker — from search to the addresses Google loves.

A property buyer opens dozens of websites before picking up the phone. An agency website has a few seconds to show the buyer will find what they want here — and a few more to make them get in touch. Here is what makes the difference.

1. Search that thinks like the buyer

People search by town and district, property type, price and size — in exactly that order. The filters should be visible right on the home page, and the results should update instantly, without reloading. Search by listing number saves time for everyone who calls about "that apartment from yesterday".

2. An address for every filter combination

"Two-bedroom apartments in Lozenets" is a search people type into Google every day. If the site has its own readable address for that combination — for example /sale/sofia/lozenets/two-bedroom — with a proper title and description, it can show up right there. It is a free stream of buyers most sites miss.

3. Speed on the phone

Most visitors browse listings on their phone. Photos should be in a modern format (WebP), in several sizes, and load when you reach them. A slow listing page loses the buyer before they see the price.

4. A listing that answers the questions

Every listing needs the same things: price, size, floor, construction type, year, heating, photos and a short, honest description. The fewer questions are left, the more serious the inquiry.

5. A map

Location is half the decision. A map on every listing and a map of all properties help the buyer judge the area without asking.

6. The broker with a face and a phone

People buy from people. A listing should show the broker with a photo, a phone number and an inquiry button — and the inquiry should reach them immediately by email and stay in the admin.

7. An inquiry in two clicks

A form with name, phone and message — nothing more. The listing number fills itself in. Spam protection should be invisible to the person.

8. Two languages with separate addresses

Buyers from abroad search in English. The English version needs its own translated addresses that Google recognises — not an automatic translation of the page.

9. An admin the brokers use on their own

A site where the agency calls a developer for every new listing goes stale fast. Adding a listing, the photos, the "sold" status and the price should take two minutes.
